Billion Dollar Broker’s Guide To Structuring Your Day

A question I get often is – how do I structure my day for success?

huge part of success is to get yourself in a winning routine for maximum productivity. Every single part of your day that you turn into habits makes for one less decision that you have to make, and one more part of your day that you can focus on things that actually grow your success. You don’t want to have to wake up every day wondering about how you’re going to meet your goals, which is why you need a winning structure. Here’s how I do it:

Your Day Starts The Night Before

To really have a productive day you can’t just wake up without a plan. You need to organize your day the night before. These are decisions you don’t want to make half-asleep right when you wake up. Start scheduling and give yourself a to-do list so you can wake up and start being productive. Get on top of your tasks right away.

4:30 AM: Start Early

A cliché as old as time: early bird gets the worm. But clichés only get that popular if they resonate with many, and I truly believe this one to be true for all sorts of successful people. My morning ritual is to wake up early and send some emails. This way, people know that I am up and ready to go. Your routine will depend on what you want out of your day, but this is what works for me.

5 AM: Have An Anchor

Not every day is going to be the same, it can’t be. You may have a very hectic schedule and that may mean some unpredictability. What I find is that it helps to have an anchor, something that I can rely on every day that will bring that consistency to my busy schedule, even when I don’t know exactly what to expect from the rest of the day.

For me, that anchor is the gym every morning, I know that whatever I have to face in my 20ish meetings a day, it won’t be as intense as that workout I have to do every morning. It sets me up right for the challenges of the day. Plus, physical activity is a must.

6 AM: Refuel

I supplement everything I do with a healthy diet. After my workout I replenish with a healthy breakfast and a protein shake. Diet is key!

6:45 AM: First Impression

Dress to impress! By looking my best it makes sure that every first impression I make throughout the day is the right impression.

7 AM: Get In The Right Mindset

When you step out for the day, give yourself a simple reminder that you are stepping out to face the day and embrace the challenges that lie ahead. I like to think of this by saying “ready, set, go”. This gets me in the proper space to face the day, the day is a race that I am ready to run.

Your mindset is perhaps the most powerful tool you have in facing any challenge that lies ahead. Challenges become a lot less intimidating depending on how you think about them.

8:30 AM: Finder Hour

I split my day into three parts: Finder, Keeper, Doer (more on the other two later).

First is my Finder hour. It is the time that I give myself to truly take control of my business as a whole and to give it direction. You are the CEO of your own business, and this part of your day truly gives you the opportunity to use your mind and exercise that control. For me, I go after all the new deals and new clients that will help me grow my business in different ways. This hour is all about chasing those opportunities and pursuing those leads that will help my business on a path to constant growth.

9 AM: Meetings

I have about 15-20 meetings a day. These are where I get things done with and for my clients. I never know exactly what will happen in every meeting, but with excellent preparation, and a consistent structure, I know I am prepared to take them on.

10:30 AM: Keeper Hour

In my Keeper Hour, I really strategize on my business and work on specific projects. I take the time to find out how I’m going to spend money to make money. It is a productive time to allocate resources to different decisions and help to guide the strategic direction of my business.

11:30 AM: Lunch

Once again, diet is key, got to keep those energy levels high! I plan my meals out ahead of time so I don’t even have to think about it.

12:30 PM: Follow Up

Follow up is huge for me. I have a version of it called the three F’s (follow up, follow through, and follow back). I make sure that I follow up on all my leads with people, that I follow through on everything I promise to do, and that I follow back with people that I have worked with in the past.

You would be surprised just how effective these simple tips can be. Stay at the top of people’s minds. Then, when they need something done, they will think of you.

1 PM: Doer Time

These are the hours where I actually do the things that I set up and strategized for during my Finder time and my Keeper time. This is when I really hit the pavement and get stuff done. As you can see, Finder, Keeper, and Doer work together to make a plan for success and make sure that the plan gets done!

For me, this means appointments, developer meetings, showings, property videos, and lots of emails and deadlines!

4 PM: Promote My Course

Here’s a time I found in between some showings to shamelessly promote my course! Sellit.com!

9 PM: Make It Home

Finally, home for the evening after a long day of getting things done. I spend long days working and I try to make sure that all my time is used productively.

10:30 PM: Plan Ahead

Here we are, back to the first step on this list, things have come full circle. Get ready for the next day! With a solid task list to take on the next day, you won’t find yourself overwhelmed right when you wake up in the morning. Remember, your day starts the night before. But first, get some sleep, it’s bedtime!
